Buying a property from a distance usually means relying on listing photos, a video call, and whatever the seller or agent chooses to show you.
What those don't show is what actually matters: the noise, the construction next door, what's directly behind the plot, how secure or exposed the access really is. Not being able to see it yourself is one of the most common reasons a purchase falls apart later, not because it was misrepresented on purpose, but because nobody who wasn't selling it actually looked.
I go to the property in person, wherever it is, walk it on camera, and if that's not enough, do it live so you can ask questions in real time while I'm standing there. Afterward I write up what I found as an independent party, with no stake in whether the deal goes through.
